The holidays are over after a time of peace, love and joy. Or, in some cases so much stress over family dynamics, overspending and overeating. This is the time of year where most people are setting New Year's resolutions or setting their financial and personal goals. They are settling down from a month or two of non-stop activity. Everyone needs some quiet time. This is a great time to reflect on what the previous year brought and what a New Year can bring! 

List NOW, despite the winter weather. You want to be listed before the majority of homeowners put theirs on the market. This way, you won't get lost in the shuffle. It is true that a larger number of potential Buyers may wait until the spring or summer when it is warmer to look for a new home. Be assured that the house hunters that are out and about in the cold and wet weather are out for a reason. You ask why? They are truly motivated!! Only a motivated buyer would brave the winter elements to be out during this time. 

List NOW, because of relocating Buyers. This is a great time for Buyers due to relocation needs, which means the homes that need to be sold will be bought by the buyers that need to Buy. 

List NOW, because of the Buyers that perceive this time as "Time for Good Deals". It truly is a good time to Buy, so, as a seller you might be one of the few choices available that fits this Buyers needs. This means that truly motivated people do come at this time. Some of these buyers may have taken a vacation for the holidays and want to live in central Indiana, often visiting family here for the holidays. Many Sellers make the mistake of taking their house off the market due to the holidays and the winter months. This can be a very sad mistake, because the houses on the market get sold to those motivated Buyers. By Listing your house now, you may have fewer showings which seems not very productive, but you will have more qualified and motivated buyers which will result in less competition that will result in a quicker sale and better price!  

List NOW, but make sure you provide accessibility and ease to showing your home. This is the most important time of year to make sure you make it as easy as possible for the Buyers to gain access to your home. Who wants to trek through inches of snow or slide in to your home on ice? If there is snow, make sure your driveway, sidewalks and porches are snow free. If they are frozen, you don't want to risk someone falling, so please make sure you put the salt down to make it an easy access to your home. If you are selling from afar, it is worth paying a contractor to make sure that all areas are clean for your buyers to view. Some buyers may not even go in, if there is not an easy way to access your home. Plus, you don't want all of this slush tracked into your home. This makes it harder for you to keep your home "show ready" at all times. 

List NOW, but make sure you have your home priced right and aggressively. Once you and your agent know current market conditions, it's time to price your home properly. The most important thing is to listen to your agent. After all, you are hiring them to be the best representation of you. In doing so, be aware that today's Buyers are demanding bargains. This means that today's buyers are not very patient and won't even look at an overpriced home. If your home is priced over the market, it is unlikely that anything will happen. No buyer will even look at your home. That means you might have to list the property below what you think it is worth. If your home is priced properly, you will potentially set yourself up in a position for multiple offers. Multiple offers are a very good thing! Having your home sit on the market at an overpriced rate is not such a good thing!
