“The (Rental) Market” in Noblesville; a changin’, AGAIN -
It’s amazing how one home can provide so much insight into today’s Real Estate market. Our recent Listing in Noblesville made me ponder, yet again, the ever changing dynamics of “the market.”
Mr. Seller calls in a panic. He HAS to move; his new out of town job needs him NOW. But, with “the market,” will he be able to sell and at least break even? Does he have any other choices? What happens if his house sits and sits and sits? The stress is unbelievable and he needs options.
Ms. Buyer calls. “I need a home in the next two weeks. I’m rebuilding my credit, my family is growing and my husband is going to be in school for the next 18 months. We want to live in Noblesville and can pay rent but aren’t ready to Buy just yet. Do you have a seller that will consider a lease to purchase option?” Rates are unbelievably low, prices are unbelievably low, but because of an uncertain economy and stricter lending guidelines, for some, “the market” can be a bit challenging.
And then, SEVERAL Mr., Mrs. and Ms. RENTERS call, “We have been searching for a home to rent but it seems each time we find one, it’s gone before we can reach the owner.” Tough to find a HOME to rent, in “the market.” In good locations, like Noblesville, inventory is scarce, moves fast and frustrates potential renters.
That one home in Noblesville generated more phone calls than in prior months combined, and almost all inquiring about the possibility of renting. As agents, it’s our job to create options and peace of mind for Mr. Seller (in just THREE days, we found someone who loves his home as much as he did), locate a win-win situation for Ms. Buyer and JUST AS IMPORTANTLY, set up each Renter on a longer term homeownership plan. Raving fans are our goal and guiding them through “the market” our passion – and recognizing rentals as a reality of our business is a significant part of the times in Noblesville that are a changin’.
