The Key Is To Be "Uncomfortable" While Listing Your Home

 

Your first reaction to this is, "Why in the world would I want to be uncomfortable in my home while Listing my home for sale?" You want out of your home for a reason. Maybe you are downsizing, upgrading, relocating, whatever the case may be, but you are truly motivated to sell. So, to be "uncomfortable" is a good thing. You want out and as your Real Estate agent we also want you out. A win-win for everyone. Agreed?

 

Getting your home ready to sell is a full-time job and it is exhausting, but with the right Real Estate team, the right preparation and hard work you will be way ahead of your competition.

 

Here are some ways to prepare your home to sell. Are you ready to set yourself apart from your competition?

  • The #1 thing is the pricing of your home. If it's not priced right, it will more than likely just sit on the market. Why waste time by having your home priced incorrectly? Why waste time on having your home "show ready" at all times? If it is priced right, showings will occur quickly. What is the the end result you ask? An offer on the table based on the right pricing strategy. Trust your agent based on their expertise and their analysis of the market.
  • A clean home sells, not only the inside, but the outside as well. Be EXTREME in all your actions! Remove the dust from every nook and cranny of your home (baseboards, blinds, light fixtures, ceiling fans, etc.), remove all spider webs from every corner, powerwash your deck, fence, driveway, etc. Curb appeal is huge! Cut back overgrown trees/shrubs to reveal the beauty of the exterior of your house. Give your landscaping some color. Mix it up, red, purple, yellow, orange. The possibilities are endless. A rainbow of colors is refreshing and activates a buyer's senses when they see beauty. Some potential Buyers might strike yours off of the list if they don't like what the see on the outside. That means they might not even make it into the inside of your home. Who wants that?
  • Maintenance truly matters. Paint what needs to be painted. Grout what needs to be grouted. If it is outdated then update as best as you can within your budget. Fix what is not 100% perfect.
  • Knock out the clutter. Before Listing go into each room and remove half of the items in each room. Then in the next few days after removing half of the items, return to those rooms and remove another half of the items. "Really", you are saying. Yes, really! The more you take out the more you open up your space. Clutter makes your brain to believe that the room is smaller than what it is. A clean space makes the brain to believe the room is actually larger than what it is. This includes the garage. The added bonus to all of this hard work is that when it is time for you to pack and move, you have already done the majority of the work. Less stress and work on moving day!
  • Continue to do your homework. Listen to your agent. We are your friends/allies. We are giving you valuable information for a reason. Ignoring our advice is not a strategy. Buyers educate and compare your home to others and will want to see your competition anyway. So, why not be the best at all times!?!? Listen, listen, listen. You hired us for a reason!
  • Never deny showings! Even if it is during your son's birthday party. Let the buyer's agent show the potential buyer your home. A little cake and ice cream never hurts anyone. Plus, they will definitely remember your home!

All of these things take much hard work and effort and it will be, at times, very uncomfortable. But, it will be ok. If you follow these tips, being uncomfortable will be worth the payoff in the end. Again, you want to sell your home. RIGHT? We want you out, too. In a good way, of course!!
