3 Reasons Why Getting Showings for your Home is like Interviewing for a JOB!

How's it going these days? Are you wondering WHY AM I NOT GETTING ANY SHOWINGS ON MY HOME? Your spouse says, “give it a little time”. Your Real Estate agent says “it’s a down market..” Sorry kids, here are some cold, hard facts. Selling your house is a lot like interviewing for a job. You only get one chance to make a first impression. Would you wear something that was “so-so” or not prepare for an interview just to see what a potential new boss “thinks about it”? Why would you do that when you are selling your home?
1. It’s the price- Don’t care what anybody says - Buyers are savvy these days. Why are they going to look at homes that are overpriced when there are deals out there? Would you even get an interview if you inflated your salary expectations more than the job was willing to pay?
- My house is SO much nicer than the other houses in my neighborhood! Really? Then take it off the market and keep it. Fact: there are a ton of unemployed people that are taking jobs that are “beneath” their skill and salary just to get a job. Employers are hiring them because they are willing to take less just to HAVE a job. Foreclosures and people that NEED to sell their homes are doing the same thing - making deals and selling homes below the market value. Does it suck for you? Yes. Can you do anything about it? No.
- Did you thoroughly research home prices in your area BEFORE you put your home on the market - what would YOU pay for your house in today’s market? Homes have depreciated, we are in a “recession”. Bad news folks. You are probably not even going to get what you paid for your home. Deal with it.
2. What about INTERNET MARKETING for your home? 90% of people are starting to search for homes on line BEFORE they even contact a Real Estate agent. (INMAN News). What are they seeing on line? Does your agent market anywhere other than MLS? Virtual tours? Have you heard of people designing web pages for themselves, using QR codes, or creating Facebook ads to increase visibility to a potential new employer? Would you rely on just sending in your resume to get an interview? No - There’s a new game in real estate marketing - make sure your realtor is on board.

3. Pictures, Pictures, Pictures. What pictures are being seen? You would double check your facebook for ‘unprofessional’ or “unflattering” pictures when you are looking for a job. Did you do the same for your house?
- Curb appeal - does your home show pictures WITHOUT cars in the driveway? (We store stuff in our garage so we can’t fit our cars in our garage - it will be too small for your cars too). Put out new mulch. Get flowers.
- Remove the vintage lunchbox collection. Same as having an owl, pig or tons of knick knacks. Take it down. People are going to be looking at your STUFF instead of your house. They need to picture their items in your house NOT YOURS. Ever see “hoarders”? Extreme? Maybe, but take it to heart.
- Minimize the kids “stuff”. Wow. Look at all the toys - take the train table and giant plastic kitchen put them into storage for a few months.
- Touch up paint and trim works - it’s in the small details. If you care enough to do these small items - people will think you cared enough to maintain and upkeep your home.
So, some of you might think this is a little harsh, but in the end, if you are serious about selling your house, make sure you are doing what it takes to get it sold. If you were looking for a job, you would be networking and being creative to get an interview. You would go head to head with other applicants to be noticed. You would do what it takes to land the job. Do the same favors for your house.
